Beit Shemesh was the most-requested city, and demand grew slightly period-over-period (194 vs 187 inquiries). This report shares our first-party demand data so buyers, sellers, and partners can see what Anglo demand for Israeli real estate actually looks like right now.
About this data
These are aggregated, anonymized figures from the Semerenko Group CRM: every inquiry submitted through our property forms, site chat, and email over eight weeks. This is not survey data and not scraped from portals — it is real buying, renting, and investing intent from English speakers contacting a licensed Israeli brokerage. No personal information is included. To our knowledge, no comparable Anglo-demand dataset for Israeli real estate is published anywhere.
Headline numbers (May 29 – July 23, 2026)
- 381 inquiries in 8 weeks: 187 in the first four weeks, 194 in the last four — steady, slightly rising demand through early summer.
- 71% arrived through property forms, 25% through live site chat — chat remains a serious lead channel, not a gimmick.
- 42 inquiries (11%) came from AI-assistant referrals (chatgpt.com and similar), concentrated on our city and neighborhood data pages. A year ago this channel effectively did not exist.
- 20% of all inquiries came from city and neighborhood market-data pages — people who were studying prices, rents, and yields before reaching out.

Most-requested cities
By inquiries that started on a specific city or neighborhood page: Beit Shemesh (12), Jerusalem (10), Tel Aviv–Yafo (12 combined), then Tiberias, Netanya, Ma’ale Efrayim, and Herzliya (3 each). Demand is wider than the famous cities: inquiries started on 49 different city and neighborhood pages, including Migdal HaEmek, Beit El, Ra’anana, and Haifa — Anglo demand in Israel is national, not just the Jerusalem–Tel Aviv corridor.
The AI-assistant shift
The clearest structural change in this dataset is where buyers begin. More than one in ten inquiries now reaches us after an AI assistant pointed the buyer to our data pages. These buyers arrive further along: they have already compared prices and neighborhoods, and they ask sharper questions. Publishers who give AI systems accurate, current market data are the ones AI sends buyers to — this dataset is direct evidence of that.
Pipeline snapshot
As of July 26, of the 381 inquiries: 49 had progressed to a live conversation and 17 had fully qualified (budget, timeline, and target confirmed), with 136 still in active outreach and 61 in long-term nurture. Qualification takes time in cross-border real estate — most buyers plan 6–24 months ahead.
