1. Scope

This Policy explains how Semerenko Group handles personal information through semerenkogroup.com, its property and project pages, inquiry forms, the Semerenko AI chat, email, telephone, WhatsApp and related service communications. A third-party site or service linked from the Website is governed by its own policy.

2. Information we receive

• Inquiry information: name, email, telephone or WhatsApp number, preferred contact channel, property or project interest, location, budget, timing, financing position and any message or file you choose to provide.
• Communications and service records: messages, call or viewing requests, property matches, notes and the steps taken to answer or manage the inquiry.
• Subscription and preference records: the form or chat used, the notice shown, date and time, source page, contact channel, subscription status, and any unsubscribe, objection or suppression instruction available in our systems.
• Chat information: chat messages, files you deliberately upload, page context and contact details you decide to provide. AI answers can be incomplete or wrong; verify important property, legal, tax, finance and investment information with an appropriate professional.
• Technical information: IP address, browser and device information, requested page, time, referrer, security events, cookie identifiers and privacy choices.

Please do not send identity documents, bank or card details, medical information or other highly sensitive material through a general form or chat unless we specifically request it through an appropriate channel and explain why it is needed.

3. Why we use information

We use information, as relevant, to answer and route an inquiry; provide requested property information; send subscribed property updates, relevant listings, market news and promotions; manage subscription evidence and unsubscribe or suppression requests; match a request with a relevant agent, owner, developer or professional; arrange a specifically requested call, meeting or viewing; maintain service records; operate, troubleshoot and secure the Website and chat; prevent misuse; comply with law; establish or defend claims; and measure or advertise the service only when the required optional cookie choice has been made.

Providing contact information is voluntary. We are not able to reply or deliver subscribed communications without a usable contact method, and we may not be able to provide a requested service without the details needed for that request.

Where UK or EEA data-protection law applies, the legal basis depends on the purpose: steps requested before a service or contract and legitimate interests may support answering and managing an inquiry; legitimate interests may support proportionate site operation, security and fraud prevention; legal obligations may require particular records; and consent is used where required for optional cookies or direct marketing. You may ask about the balancing used for a legitimate-interest purpose.

4. Subscriptions, service replies and marketing

Subscription action. If a form or chat displays “By subscribing, you accept our Terms & Privacy Policy,” deliberately submitting it is treated as an affirmative request for Semerenko Group to send communications to the email address you provide. These may include a reply to your request, relevant property or project listings, real-estate market news, updates, invitations and promotional or marketing emails.

The words “accept our Privacy Policy” acknowledge that this privacy notice was made available; the Policy is not a waiver of privacy rights and is not itself a contract. The subscription is governed by the Website Terms and applicable law, including section 30A of Israel’s Communications Law for electronic advertising. Browsing without submitting does not subscribe you.

Channels. An email address submitted with the subscription notice may be used for the subscribed emails described above. Telephone, SMS or WhatsApp contact is limited to a reply or action specifically requested through that channel, a separate affirmative channel choice, or another basis permitted by law. A subscription does not authorise an unsolicited automated call.

Withdrawal. You may unsubscribe at any time through the unsubscribe method in an email, by replying STOP or הסר where applicable, or by emailing hello@semerenkogroup.com. We will stop the affected marketing channel and may retain a limited suppression record so the choice is honoured. Withdrawal does not affect processing already lawfully completed or a necessary transactional, service, safety or legal message.

A subscription does not appoint a broker, create exclusivity, reserve a property, establish a brokerage fee or consent to optional analytics or advertising cookies.

5. Who may receive information

Information is limited to what is reasonably needed for the purpose and may be received by:

• authorised Semerenko Group personnel;
• a relevant broker, agent, owner, developer, property manager or professional needed to answer or progress the request;
• providers supporting hosting, security/CDN, WordPress and forms, CRM and automation, email and messaging, chat/AI, document or payment functions, and—only according to the visitor's privacy choice—analytics or advertising; and
• professional advisers, courts, regulators or public authorities where disclosure is required or permitted by law.

Current systems may include Rocket.net and Cloudflare for hosting/security delivery, WordPress/Elementor for site and forms, HubSpot and Make for inquiry routing and records, OpenAI for the AI chat, and Google, Microsoft and Meta for optional measurement or advertising. A provider may change when the service changes; this Policy will be updated when a change is material.

6. International processing

Semerenko Group is based in Israel. Some providers or recipients may process information in Israel, Europe, the United States or another country. Where a law requires a safeguard or other condition for an international transfer, we will use the arrangement required for that transfer. We do not claim that every country provides the same privacy protection.

7. Cookies and privacy choices

Necessary technologies can operate to deliver, secure and remember choices on the Website. Optional analytics, session measurement and advertising technologies remain off unless you deliberately allow the applicable category. Got it and Necessary only save a necessary-only choice and close the first notice. Settings allows category choices and presents Necessary only and Allow optional at the same level; Allow optional is the affirmative opt-in. The persistent Privacy choices control at the lower left reopens Settings later.

If your browser sends a recognised Global Privacy Control signal, optional analytics and advertising stay denied and the optional opt-in is unavailable while that signal is active.

Closing the notice, scrolling, submitting a form, using chat, or agreeing to the Website Terms does not allow optional analytics or advertising.

Provider names and lifetimes can change as their technology changes. The category choice continues to control whether the optional category is allowed on this Website.

8. Retention and protection

We keep information only for as long as reasonably needed for the inquiry, subscription or continuing relationship, the purpose described above, a required brokerage/accounting/legal record, security and fraud prevention, resolving a dispute, demonstrating the notice or choice made, enforcing an unsubscribe or suppression request, and the operation of limited backup cycles. The retention period is determined by those criteria, the type of record, whether a transaction or dispute develops, and applicable law.

Safeguards are selected according to the information, the risk and applicable legal requirements. No website, transmission or storage system can be guaranteed completely secure.

9. Your choices and rights

Depending on the law that applies, you may be entitled to ask whether we hold information about you, request access or correction, request deletion in some circumstances, object to or restrict certain uses, withdraw consent, receive certain information in a portable form, or complain to a regulator. Exceptions and proportionate identity verification may apply.

• Israel: applicable rights include inspection/access and correction under the Protection of Privacy Law and related regulations. Where information is used for direct mailing, applicable rights may also include being informed of the source and controller details and demanding deletion from, or an end to use of, the direct-mailing database. You may unsubscribe from electronic advertising at any time.
• UK, EEA and France: where those laws apply, rights may include access, correction, deletion, restriction, objection, portability, withdrawal of consent and a complaint to the ICO or relevant EEA authority, including CNIL in France.
• Canada: where Canadian federal or provincial privacy law applies, rights may include access, correction and challenging compliance; commercial electronic messages remain subject to applicable consent, identification and unsubscribe rules.
• United States: rights vary by state and coverage. Where an applicable law treats optional targeted-ad disclosures as a sale, sharing or targeted advertising, the Privacy choices control is the opt-out route.

10. Children

The Website and real-estate services are intended for adults. We do not knowingly invite children to provide personal information through the Website. A parent or guardian who believes a child submitted information may contact us.

11. Updates, language and contact

We may update this Policy when our practices or legal obligations change. The date above identifies the current version. If a new use requires consent, an ordinary continued visit will not replace that consent.

The English and Hebrew versions are intended to be substantively equivalent. If they cannot be reconciled, the Hebrew version prevails, subject to mandatory law.
