Research and data on Israeli real estate
Semerenko Group publishes research built from its own registry: Israel Tax Authority transaction records, live listings gathered from the public listing sites and deduplicated, Bank of Israel rates, and the demand that reaches us from English-speaking buyers abroad. Every figure is an aggregate with at least 20 records behind it, carries its date and source, and comes with a CSV you may reuse under CC BY 4.0. Pages are rebuilt from the registry on a schedule, so the numbers on them are current, not typed.
What we publish and how
- Quarterly: the Israel property transactions report (recorded sales by city, methodology, data).
- Monthly: the housing brief, the Anglo Buyer Demand Index, the asking-versus-recorded index and the listing attribute coverage index.
- Weekly project tracker: not yet published. It needs the projects registry (developer, permit, unit mix, delivery date) to be loaded with verified records; until then nothing is shown rather than something unverified.
- Rules: at least 20 records behind any figure; medians, not averages; sample size and date on every row; unknown stays unknown; no personal data, ever.
