How complete are Israeli property listings? Mamad, elevator, parking and more, by city and neighbourhood (October 2026)
According to Semerenko Group’s listing registry, only 9% of the 39,937 live listings seen in the last 30 days say whether the apartment has a mamad (protected room) at all, the single attribute buyers in Israel ask about most since 2023. Elevator, parking and balcony are stated far more often. This index measures how complete listings are, city by city and neighbourhood by neighbourhood, so a buyer knows which questions to ask before a viewing and a seller knows what a complete listing looks like.

Live rental and sale listings seen in the last 30 days in Semerenko Group’s registry, 20 or more per city. A listing ‘states’ an attribute when its text or structured fields mention it; silence is not ‘no’. Mamad is the protected room in the apartment (not a shared shelter).

Download the data (CSV): attribute coverage by city and neighbourhood. Licence: Semerenko Group aggregates: CC BY 4.0 (cite Semerenko Group and the page URL). Underlying Israel Tax Authority records are distributed through GovMap under its terms; listing data is aggregated from public listing sites and published only as medians and counts.
Method
- Source: live rental and sale listings in Semerenko Group’s registry (Yad2, Madlan and other public listing sites, deduplicated by Plow), last seen within 30 days.
- Stated means the listing’s structured fields or feature tags mention the attribute (for mamad: a yes or no, or a “safe room” tag). A listing that says nothing is counted as not stated, never as “no”.
- Threshold: 20 listings per city or neighbourhood; smaller groups are not shown.
- What it is not: not the share of buildings that have the attribute. For that the buildings registry (year built, elevator, mamad per building) is being loaded; until then the Tax Authority deal records and the listing text are the only sources.
Frequently asked questions
How many apartments in Israel have a mamad?
Listings do not say. Only 9% of live listings in our registry state yes or no on a mamad; the rest are silent, which is why this index exists. Ask the lister directly, and check the building permit year: mamadim became mandatory in new residential building after 1992.
Which city’s listings are most complete?
Tel Aviv has the most live listings; completeness varies by attribute, so read the row for the attribute you care about.
