Israel rental yield calculator for fast investment checks

This rental yield calculator helps buyers, investors, and landlords run a first-pass check on Israeli residential property. Enter the purchase price, monthly rent and owner-side monthly running costs; the city field is optional. Advanced inputs let you adjust vacancy, management fees, repairs and a simplified rental-tax scenario. The optional AI comparison button requests a separate market check; the calculator works from your inputs without requiring an AI response.

Gross yield is monthly rent multiplied by 12, divided by the purchase price, then multiplied by 100. Estimated net yield before tax subtracts the vacancy allowance, annual running costs, management fees and repairs reserve. The simplified after-tax result also subtracts the tax amount from the selected scenario. Check whether the price, rent and cost assumptions fit the actual property.

What this Israel yield tool is good for

  • Checking whether a rental property in Israel is priced above or below its likely income value.
  • Comparing cities such as Tel Aviv, Jerusalem, Beit Shemesh, Netanya, Herzliya, Haifa, Be’er Sheva, Ashdod, and Tiberias.
  • Testing how changes in price, rent, vacancy and owner costs affect a specific deal.
  • Spotting low-yield luxury markets where capital growth may matter more than income.
  • Preparing a cleaner follow-up question before speaking with the Semerenko Group team.

What gross, net and after-tax yield include

The tool shows gross yield, estimated net yield before tax and a simplified after-tax yield. Enter owner-paid building charges, insurance and other recurring expenses in monthly running costs; use the separate management and repairs inputs without counting the same expense twice. Yield is calculated against the purchase price, not the full acquisition cost. Purchase tax, legal fees, agent fees, mortgage payments and currency effects are excluded. For deeper modeling, use the Israel real estate investment simulator after you run the quick yield check.

Why current data matters

Israeli sale prices and rents can move at different speeds. A city can have strong rental demand and still produce a weak yield if purchase prices are too high. That is why a fast yield check should look at both sides of the market: what similar homes ask for rent, and what similar homes ask for sale.

If you are comparing budgets, see the Semerenko guide to average rent in Israel by city. If you are deciding between cities, start with the investment comparison guide for Be’er Sheva, Haifa, Tel Aviv, and Jerusalem.

Common Questions About Rental Yield in Israel

What is a good gross yield in this calculator?

A good gross yield depends on the city, property type, tenant profile, and risk. Many mainstream Israeli residential properties produce low single-digit gross yields, while selected secondary cities or smaller units can look stronger. A high gross yield still needs legal, financing, tax, and building checks.

Can this calculate yield from a listing?

Use the listing to enter the purchase price and monthly rent, then add your own cost assumptions. The form does not accept free-form listing text. The optional AI button requests market comparisons using the city, purchase price and rent inputs; verify any returned comparisons and sources before relying on them.

Does this include taxes and mortgage payments?

It includes a simplified rental-income tax scenario, but excludes mortgage payments and acquisition costs. The automatic option is an input-based illustration, not an eligibility test or a comparison of every legal tax route. Household rental income, exemption conditions, partial exemption and the ordinary-income route require separate assessment. Check the Israel Tax Authority’s residential-rental tax guidance and obtain a property-specific calculation before choosing a tax route.
