1. Using the Website

By using the Website, you agree to these Terms to the extent permitted by law. If you do not agree, do not use the Website. These Terms do not exclude a consumer, privacy or other right that applicable law does not allow the parties to exclude.

The Website is intended for adults. You must provide accurate information when submitting an inquiry and must not impersonate another person.

2. About Semerenko Group and licensed services

Semerenko Group operates an Israeli real-estate information, technology, marketing, inquiry and professional-introduction service. Where Semerenko Group provides real-estate brokerage services, they are provided under the professional supervision of licensed Israeli real-estate broker Pinhas Menachem Reiss, licence number 324150.

Website use or an inquiry does not by itself appoint a broker, create an agency or fiduciary relationship, reserve a property, create exclusivity or establish a brokerage fee. A brokerage relationship, written brokerage order, fee, exclusivity or other professional engagement must be agreed in the separate form required by applicable law.

3. Property and project information

Listings, projects, prices, availability, plans, dimensions, specifications, completion dates, taxes, financing examples, maps, photographs, videos and renderings may be supplied by owners, agents, developers or other third parties. They can change, contain estimates or become unavailable without immediate notice.

Unless a separate signed document states otherwise, Website content is not a binding offer, promise, warranty or representation about a property. Renderings are illustrative. Measurements and plans must be checked against current source documents and the completed property. Before a transaction, independently verify every fact material to your decision through current documents, inspection and the appropriate licensed professionals.

4. No legal, tax, finance or investment advice

Website and AI content is general information. It is not legal, tax, accounting, mortgage, engineering, planning, financial or investment advice. AI output can be incomplete or wrong. Purchase tax, benefits, finance, rental income, appreciation, yield, completion, approvals and resale results are not guaranteed. Obtain advice from a suitably qualified independent professional.

5. Subscriptions, inquiries and communications

Affirmative subscription. If a form or chat displays “By subscribing, you accept our Terms & Privacy Policy,” deliberately submitting it is an affirmative request and authorisation for Semerenko Group to send communications to the email address you provide. They may include a response to your request, relevant property and project listings, real-estate market news, updates, invitations and promotional or marketing emails.

You may unsubscribe at any time through the unsubscribe method in an email or by contacting hello@semerenkogroup.com. Where SMS or WhatsApp marketing is specifically requested and used, you may also reply STOP or הסר. We will stop the affected marketing channel and may keep a limited suppression record. Subscription is voluntary and is not a condition of paying a brokerage fee or receiving a necessary transactional or legal message.

An email subscription does not authorise an unsolicited automated telephone call. Telephone, SMS or WhatsApp contact is limited to an action specifically requested through that channel, a separate affirmative channel choice, or another basis permitted by law.

The Privacy Policy explains collection, recipients, retention criteria and rights. The words “accept our Privacy Policy” acknowledge that the notice was made available; they do not waive a statutory right. Subscription does not consent to optional analytics or advertising cookies, which remain controlled separately through Privacy choices.

A subscription or inquiry does not appoint a broker, create agency or exclusivity, reserve a property, establish a brokerage fee or form a property transaction. Those matters require the separate document or action required by applicable law.

6. Your lawful use

You may browse and share ordinary links for lawful personal or business research. You may not:

• interfere with security or operation, introduce harmful code, overload a service, evade access controls or submit automated or false inquiries;
• misrepresent your identity, authority, ownership, agency status, budget or intent;
• copy, scrape, republish, sell or build a competing database from Website content except where law or written permission allows it; or
• infringe intellectual-property, privacy or other rights.

Semerenko Group may restrict access reasonably believed to involve abuse, security risk or unlawful use.

7. Intellectual property and submitted material

The Website's design, branding, original text, code and other original material are owned by Semerenko Group or used with permission. Ordinary viewing and sharing of a page link does not transfer ownership or grant a right to reproduce the Website commercially.

If you deliberately submit property or marketing material for publication, you confirm that you have authority to submit it and grant Semerenko Group a non-exclusive right to host, format, translate and display it for the requested service. You remain responsible for its accuracy and must promptly report a material change or withdrawal.

8. Third-party services

The Website may link to or use messaging, maps, developers, agents, payment, document, AI, analytics or other third-party services. Their availability, content, terms and privacy practices are controlled by them. A link or introduction is not a guarantee of the third party, its information or its performance.

9. Availability, corrections and responsibility

We may maintain, correct, update, suspend or withdraw Website content or functions. Please report material inaccuracies to hello@semerenkogroup.com.

To the maximum extent permitted by applicable law, Semerenko Group is not responsible for indirect loss caused solely by reliance on unverified Website information, third-party content or services, an unavailable listing, or an event outside its reasonable control. Nothing in these Terms excludes liability or a remedy that cannot lawfully be excluded, including mandatory consumer protections, fraud, wilful misconduct, or responsibility that law requires Semerenko Group to bear.

10. Changes

We may update these Terms prospectively. The date above identifies the current version. If applicable law requires specific notice or acceptance for a material change, we will provide it; an ordinary inquiry or privacy notice will not replace it.

11. Governing law, courts and language

These Terms are governed by the laws of the State of Israel. Subject to any mandatory consumer, privacy, jurisdiction or procedural right that cannot lawfully be excluded, the competent courts in Jerusalem, Israel have exclusive jurisdiction over a dispute arising from the Website or these Terms.

The English and Hebrew versions are intended to be substantively equivalent. If they cannot be reconciled, the Hebrew version prevails, subject to mandatory law.
