Compare Israeli cities side by side
Semerenko Group compares Israeli cities on the figures people actually weigh: recorded sale prices from Israel Tax Authority records, asking prices and rents from live listings, price per square metre, what a fixed budget buys, and a gross yield indicator, each with its sample size and date. 13 comparisons are live and rebuilt daily from the registry.

How to read these comparisons
- Recorded sales are real deals reported to the Israel Tax Authority and published through GovMap. We show the latest complete quarter with at least 20 apartment deals.
- Asking prices and rents are medians of live listings in our registry (Yad2, Madlan and other public sites, deduplicated), for the current month, with at least 20 listings.
- Price per square metre is the fairest single number across cities; a median price alone moves with the mix of homes sold.
- Gross yield indicator is median asking rent times 12 divided by the median asking price. It is a market-level indicator, not the return on a specific home.
- What the numbers cannot show (schools, shuls, English-speaking community, commute) is on each city page and on the community (hashkafa) index.
