One fixed rate for the whole term, repaid in equal monthly payments. Israeli mortgages usually mix several tracks, and CPI-linked and prime tracks change over time. An estimate, not an offer.

Advanced: tracks, inflation and repayment method

Israeli mortgages are usually split into tracks. Set your mix, an inflation assumption and how you repay.

Starting rates are 2026 market indications published by Even Sapir, not an offer. Prime is assumed to stay where it is; in reality it moves with every Bank of Israel decision. The highest payment is the average month in the costliest year.

Questions people ask

How accurate is this calculator?

The arithmetic is exact for the numbers you enter. The real cost depends on the rates your bank offers, how prime and inflation move, and your mix of tracks.

Why does a CPI-linked payment go up?

On a CPI-linked track the balance rises with the consumer price index, so each payment is worked out on a larger balance. The rate is lower to make up for it.

What rate should I enter?

The earlier August 2026 average has not been verified. Enter a rate from your bank or an explicit illustration; the result is not a loan offer.
