Housing Loans After a Service or Hostile-Action Injury

Housing assistance for a recognised service injury or hostile-action injury is a separate route from an ordinary bank mortgage. Ask the authority handling your injury which purchase, replacement or mortgage-relief assistance applies before relying on it in a property contract. A loan must be repaid; a grant and a loan have different conditions.

Start with the authority that recognised the injury

The Defence Ministry Rehabilitation Division handles its recognised veterans. Its first-home service considers disability status, past property ownership and repayment capacity. Temporary disability requires a further medical assessment. A maximum entitlement is not a promise that the full loan will be approved: available compensation and guarantor requirements matter.

For a recognised hostile-action injury, use the National Insurance housing-assistance route. It lists conditional loans for first purchase, replacement, burdensome mortgage debt and renovation. Purpose, disability classification, actual expenditure and the applicable assistance amounts affect the decision. Initial furnishing is a separate loan purpose.

Do not transfer a veteran’s decision to a National Insurance application, or use bereaved-family rules for an injured person’s claim. The Housing Ministry eligibility mortgage is another programme, with its own certificate and bank process.

Replacing an unsuitable home

The Rehabilitation Division’s replacement-home service checks current ownership, prior assistance, the funding gap and accessibility. Where the medical-accessibility route requires it, an occupational therapist assesses whether the existing home can be adapted. A wish to move does not by itself establish entitlement to both a loan and a grant.

Before budgeting for replacement, ask for the specific eligibility decision and how earlier assistance affects it. Check any proposed combination with adaptation or lift assistance in writing. The official purchase and replacement pages restrict extensive additional adaptation while also describing conditional adaptation assistance; do not assume every benefit can be added together.

Fit the application to the purchase timetable

Check timing before signing and again before releasing the final purchase payment. The Rehabilitation Division’s published purchase route distinguishes an existing-home purchase from self-building. Prepare the contract, payment evidence and ownership declaration requested for the actual route; construction requires additional permit, contractor and stage evidence. Ask how any retrospective recognition affects your application.

Keep two separate funding columns: assistance already approved and funding still conditional. A pending application should not silently become the money allocated to a binding payment date. Have your lawyer and lender reconcile the approval, seller’s timetable and any remaining bank finance.

Check the actual loan offer

Request the principal, interest basis, indexation, repayment term, monthly deduction, guarantors, fees and early-repayment conditions. Compare the total commitment with your available income and other borrowing. Do not borrow a rate from a private-bank advertisement, another ministry’s mortgage or a historical benefits table.

For mortgage-relief requests, retain the current bank balance, repayment history and evidence explaining the difficulty. Ask which debts the particular scheme can cover and whether payment goes to the bank or another payee. Recognition of an injury is not itself a discharge of the mortgage.

If you are comparing homes, tell us your budget, locations and access requirements. Keep conditional assistance separate from confirmed funds when setting the search budget.
