What City Center C is like
City Center C (מרכז העיר ג', Merkaz HaIr Gimel) is one of the older neighbourhoods in Ramat Gan's historic centre. Madlan's neighbourhood profile, written before the light rail opened, draws it between Jabotinsky Street to the north, HaRoeh Street to the south, Ben Gurion Road to the east and Bialik Street to the west. Most buildings are low-rise, with a few apartment blocks of up to about 20 floors. The same profile described an older population, with one of the lowest shares of children and one of the highest shares of pensioners in the city, which had barely changed in a decade probably because the TAMA 38 wave that swept through Ramat Gan largely passed this area by.
It's an easier place to live without a car than with one. Buses run mainly along Jabotinsky, and also on Bialik, Herzl and Ben Gurion, and the Red Line light rail now runs under Jabotinsky on the area's northern edge, with Bialik station on that stretch. The profile found the Bursa, the BBC business district in Bnei Brak and central Tel Aviv easy to reach, most shopping and errands within walking distance, and driving and parking hard.
The army base on Ben Gurion Road: about 1,200 new homes
The biggest change coming is on the area's eastern side. The IDF Adjutant Corps base there, called Machane Ganim (מחנה גנים) in official documents, is one of six bases the state is moving out of high-demand areas to free land for housing. The State Comptroller's February 2023 report on the programme put the plan for the site at 1,200 homes, found that the army had not yet started leaving the base when the audit ended, and gave December 2028 as the expected evacuation date. In January 2026 the Israel Land Authority announced the winning bids for the land: 4 bids, 1,200 homes in two compounds of apartment buildings, and about ₪961.3 million to be paid for the land, not counting VAT and development costs. The plan covers about 70 dunams between Ben Gurion, Megadim, Krinitzi and HaGat streets and also includes public buildings, shops, roads and public open space. Building depends on the army moving out, so treat any completion date you hear as an estimate. Our guide to Israel Land Authority tenders explains how sites like this are sold to developers.
For the older blocks around it, the profile expected pinui-binui (פינוי בינוי, demolishing and rebuilding a whole group of buildings) rather than building-by-building TAMA 38 work. Larger compound projects usually bring wider streets, kindergartens and public gardens, but they take longer and mean more years of building work next door. The city's own plans decide which renewal route each area may use, and the Government Authority for Urban Renewal tells owners to ask the municipal engineering department when no plan exists yet. If you're buying an older flat here, ask that question first; our pages on urban renewal in Israel and how renewal affects property values explain what the answer means for price.
