Living in Borochov
Borochov (בורוכוב) is an older, dense but very green neighbourhood in the north of Givatayim. It borders Tel Aviv's Nahalat Yitzhak and sits close to the office districts along the Ayalon highway, which is the main reason it is in demand. A Madlan neighbourhood profile from around 2021 described an area whose population had aged for years and was turning younger again, with buyers coming for the quality of life, good schools, gardens and a park, and the bars and restaurants growing along Katznelson Street. It described residents as overwhelmingly secular. Those are one property portal's observations from that time, not an official survey.
Getting around Borochov
Few buses run inside the neighbourhood, which keeps it fairly quiet, while many lines run on the streets around it. The same 2021 profile put the Savidor Center and HaShalom railway stations under 10 minutes away by bike, noted that the only bike path was a fairly new one on Borochov Street, and described a severe parking shortage and congested main roads around the edges. Part of Borochov is built on a hill, so some walks are steep. The Red Line light rail, running since August 2023, passes along Jabotinsky Road in Ramat Gan, north of the neighbourhood: walkable from the north-western streets and a short bike ride from the rest.
The bigger change is the metro. NTA (נת"ע), the government company building the Tel Aviv light rail and metro, plans two stations on its M2 line in Givatayim, Kikar Noga and Katznelson. The Katznelson station is planned near the junction of Katznelson and HaMa'alot streets, with entrances near Gan Miriam and next to Katznelson 151. NTA's Givatayim page puts the start of metro service in the city in 2037, with preparatory works around Katznelson during 2026 and heavy station works from 2028, so expect years of roadworks first. NTA says its timetables are estimates and can change. Our article on how the Tel Aviv metro could reshape real estate looks at what a station nearby can mean for prices.
Renewal and the flats on offer
In 2021 Madlan reported that most new building in Borochov came through TAMA 38 (תמ"א 38), the national earthquake-strengthening plan that let developers add floors to older buildings. Those projects usually turned old 3-room flats into new 4-room flats, so 3-room homes became scarcer, and resale and new 4-room flats sold at similar prices because many resale 4-rooms were themselves in buildings renewed under TAMA 38 in the 2000s. TAMA 38 has since ended (what ended and what to do now), so older advice about buying a 3-room flat in a building waiting for TAMA 38 no longer applies. Renewal now goes through local plans and pinui-binui (פינוי בינוי, evacuate and rebuild), and the rules differ from street to street, so ask the Givatayim planning department which plan covers the exact building before you buy. Our guide to urban renewal in Israel explains both routes.
