Semerenko Group's listings data shows a median asking rent of ₪8,700 a month in Tel Aviv against ₪3,150 in Haifa, as of October 2026. Housing is the largest line in a household budget, so the city you pick drives most of your monthly cost.

This guide answers what rent and monthly living costs look like in Israel, city by city. The current figures sit in the table above, and the dated tables below show how rent, bills and yields compare.

What does it cost to live in Israel each month?

Housing is the biggest line in a household budget, so the city you choose sets most of your monthly cost. The table above shows current asking rents by city, taken from our own listings data.

A single person pays less than a family of four, but both budgets move mostly with rent. The same lifestyle costs far more in central Tel Aviv than in Haifa, Beersheba or the north and south.

Key takeaway: rent is the largest variable in your budget. Your monthly expenses can change a lot depending on the city you choose.

How much is rent in Israel, city by city?

Rent depends first on the city, then on the neighborhood and the building. The table above lists the median asking rent for the main cities, with the number of listings behind each figure. Herzliya and Ra’anana sit above Tel Aviv in that table, while Haifa, Beersheba and the periphery are much cheaper.

The Israel Central Bureau of Statistics publishes a national rent series every quarter. Check it on cbs.gov.il for the official national average, and use our table for city-level asking prices.

Where is the cheapest place to rent a family home?

The south and the north. Beersheba, Dimona, Afula and Tiberias are the cheapest places to rent a family-size apartment, and they cost much less than the Tel Aviv area. Beersheba also suits students and budget-conscious tenants.

Which monthly costs do renters forget?

Budget for arnona (municipal tax, billed by city, zone and apartment size), and read our guide to arnona before you sign. Add vaad bayit, the building committee fee, which is lower in an older walk-up, higher in a building with an elevator and highest in newer buildings with amenities (vaad bayit fees). An optional machsan (storage room) costs extra each month. Electricity and water bills change with the season, and air conditioning in summer is the big swing.

How should you compare two cities before you rent?

Start with the asking rent in the table above, then add the costs that change from city to city: arnona, vaad bayit, commuting and parking. A cheaper rent far from work can cost more once you add the daily trip. Look at the size of the apartment too, because a three-room flat and a one-bedroom are different markets even in the same street. Ask for the arnona bill of the previous tenant before you sign, so nothing surprises you in the first month.

What other monthly expenses should you expect?

Utilities, internet, groceries, transport, healthcare and dining make up the rest of your budget. Housing is also a major driver of inflation in Israel.

  • Utilities (electricity, water, gas): varies with the season. Arnona is billed separately by your municipality.
  • Internet and mobile: a highly competitive market with many package options.
  • Groceries: shopping at local markets (shuks) can be cheaper. Food prices in Israel are notably high compared to other OECD countries.
  • Transportation: public transit is the cheaper route. Owning a car adds fuel, insurance and tax.
  • Healthcare: basic state healthcare is covered through Bituach Leumi and your health fund. Supplemental plans cost extra.
  • Dining and entertainment: depends entirely on lifestyle.

What rental yields can investors expect in Israel?

Gross rental yields in Israel are modest. Property appreciation has been strong in several districts, and that gap between high sale prices and modest rent drives the yield calculation. Compare the asking sale and asking rent columns in the table above to see it city by city. For the sale-price side, see our overview of the current Israeli property market.

  • Tel Aviv: lower yield, but the highest potential for capital appreciation.
  • Haifa: higher yields, driven by lower property prices and steady rental demand.
  • Beersheba: often the highest yields among major cities, fueled by a large student population.
  • Jerusalem: stable demand from diverse demographics, but higher entry prices.

How do we get these figures?

City rent figures come from our own listings data, shown in the table above with listing counts and the month. National averages and context such as inflation and rent trends come from the Israel Central Bureau of Statistics (CBS). We publish a figure only when we can show where it comes from.

How do you budget for a rental in Israel?

Pick the location first, then build the budget. Headlines focus on Tel Aviv, but affordability varies widely. Haifa, Beersheba and Netanya balance amenities with lower rent. Add arnona, groceries and transport to rent for a realistic monthly budget.

Frequently asked questions

How much is rent in Israel?

Rent depends mostly on the city. The table above shows current median asking rents by city. The north and south, including Dimona, Afula, Tiberias and parts of Beersheba, are the cheapest places to rent, often far cheaper than comparable apartments in the center. For the official national average, see the Israel CBS rent series.

What is the average rent in Tel Aviv?

See the table above for the current median asking rent in Tel Aviv, based on our listings. Herzliya and Ra’anana show higher median asking rents than Tel Aviv, so check the table before you assume Tel Aviv is the most expensive.

How much does it cost to live in Tel Aviv versus Haifa?

Rent is the main difference. The table above shows Tel Aviv asking rent at well over double Haifa asking rent. Groceries, transport and bills are close in both cities, so your budget follows the rent.

How much does a student need to live in Beersheba?

Beersheba is a popular and affordable student city. Your main cost is a room in a shared apartment, then groceries, transport and a modest social life. The table above shows Beersheba among the lowest asking rents of the main cities.

Is it expensive to live in Israel?

Yes, by most international standards. The OECD ranks Israel among the countries with the highest cost of living, and housing is the main driver. Arnona, vaad bayit, utilities and internet come on top of rent, and salaries in sectors like tech are also high. The table above shows asking sale prices by city.

How much salary do you need to live comfortably in Israel?

It depends on the city and your household. Outside central Tel Aviv you need less than inside it. Add up rent from the table above, arnona, bills, groceries, transport and savings to find your own number, or ask us and we will match listings to your budget.
