Whether renting or buying costs less in Israel depends mostly on three things you control in this calculator: how long you will stay, what you assume about prices, and your buyer type, because purchase tax (8% from the first shekel for a foreign resident, far less for an oleh or a resident’s only home) and closing costs are paid up front. It compares the total cost of renting over your horizon with the net cost of owning: purchase tax from the Tax Authority brackets in Semerenko Group’s registry, lawyer and agent fees with 18% VAT, mortgage interest, upkeep and selling costs, less the price change you assume.
Israel Rent vs Buy Calculator
The cost of renting against owning over your horizon, with purchase tax for your buyer type, closing costs, mortgage interest, upkeep and your own assumptions about rent and prices.
Assumptions: rent growth, price change, upkeep, selling costs
Closing costs on purchase are taken as a lawyer at 0.5% and an agent at 2%, both plus VAT (18%), on top of purchase tax for your buyer type. Change the horizon and the assumptions; the answer is sensitive to them.
Not counted: the return your down payment could earn elsewhere, income tax on rent you might collect, and living rent-free after the mortgage ends. Purchase tax from the Tax Authority brackets in force; VAT from the registry.
For planning only — not a loan, tax, or legal offer. Israeli property, mortgage, tax, and bank rules vary by buyer profile and deal structure.
How the comparison works
- Renting is the rent you enter, growing each year by the rate you choose, summed over the horizon.
- Owning is purchase tax for your buyer type, closing costs (lawyer 0.5% and agent 2%, both plus VAT), the mortgage interest actually paid over the horizon, upkeep as a share of the price, and selling costs at exit, minus the price change you assume. Principal repayments are equity you keep, so they are not a cost.
- Breakeven is the first year in which the net cost of owning falls below the rent paid so far.
- Not counted: the return your down payment could earn elsewhere, income tax on rent you might collect, and living rent-free after the mortgage ends. Set the price-change assumption to zero to see the answer without a forecast.
Frequently asked questions
Is it cheaper to rent or buy in Israel?
For short stays, usually renting: purchase tax and closing costs are paid up front and are large for a foreign resident. Over longer horizons the answer turns on the price change you assume and on your buyer type; the calculator shows the breakeven year for your inputs.
Why does buyer type change the answer?
Purchase tax: a foreign resident pays 8% from the first shekel, an Israeli resident buying an only home pays nothing on the first ₪1,978,745, and an oleh inside the benefit window pays 0.5% on most of the price. That difference alone is years of rent.
Does the calculator forecast prices?
No. The price change is your assumption, set to zero by default. Recorded sale trends by city are on the city pages and in our research; they describe the past, not the future.
