Tel Aviv is expensive: a single person renting there needed about ₪11,000 to ₪12,653 a month in late 2025, by the estimates we compiled, and the city is significantly more expensive than Haifa. National bills, groceries and exchange-rate effects are covered in our guide to everyday costs in Israel; this page covers only what living in Tel Aviv costs next to other Israeli cities. Current recorded and asking prices and rents for Tel Aviv, with their dates, are in the dated city table in our average rent and costs guide.
Is Tel Aviv expensive compared with the rest of Israel?
Yes. Tel Aviv-Yafo is significantly more expensive than Haifa, where you can have the same lifestyle for much less money, and than most Israeli cities; a few central suburbs can show higher asking rents in the dated city table. For a city-by-city comparison of rents, see our cost of living and rent guide for Israel.
Against other countries, Tel Aviv was about 2.1% cheaper than Seattle, USA in late 2025. It is still expensive, but it is no longer the outlier it was in 2021 and 2022.

A single person who rents needs roughly ₪11,000 to ₪12,653 a month, and a family of four needs about ₪21,670, according to estimates we compiled from late 2025 data. Without rent, a single person needs about ₪4,400 a month for food, bills and transport. USD figures move with the exchange rate, so treat them as approximate.
| Lifestyle | Estimated monthly cost (NIS), late 2025 | Illustrative USD conversion* |
| Single person, with rent | ₪11,000 to ₪12,653 | ~$3,000 to $3,450 |
| Single person, no rent | ~₪4,400 | ~$1,200 |
| Family of four, with rent | ~₪21,670 | ~$5,900 |
*USD figures illustrate conversion at an assumed ₪3.67 per US dollar, rounded. This is an arithmetic assumption, not a verified historical or current exchange-rate quote. The underlying shekel estimates are labeled late 2025.
The rent line is the part that changes most from one neighbourhood to the next. The dated city table in our average rent and costs guide shows the asking rent median from our listings, with the month of each figure, and our Tel Aviv neighbourhood pages break the city down further.
Are Tel Aviv home prices falling?
They were easing in late 2025. According to the Central Bureau of Statistics (CBS), data released in October 2025 showed home prices in the Tel Aviv District down 0.9% month on month, and down 2.8% in the third quarter of 2025 compared with the year before. That is a statement about 2025, not about today. Current recorded and asking prices, with their dates, are in the dated city table in our average rent and costs guide.
The causes cited were high interest rates and people leaving the city. In that cooling phase, sellers found it harder to get the prices they wanted, and buyers with cash had more room to negotiate than two years earlier.
While purchase prices were dropping, rental prices stayed high because fewer people could afford to buy, so they kept renting.
Is it cheaper to rent or buy in Tel Aviv?
Renting costs less each month, but it does not build equity, and rents stayed firm while purchase prices softened in 2025. Which one is better depends on your cash, your time horizon and the mortgage you can get. The city table in our average rent and costs guide shows recorded prices, asking prices and asking rents side by side, and our page on buying an apartment in Tel Aviv explains how we represent buyers.

What do you pay for daily life in Tel Aviv?
Day to day, the costs that stand out are restaurants, bars and groceries. Alcohol is heavily taxed, and imported goods such as cars, electronics and some foods carry high taxes. The ₪4,400 figure above is what a single person needs each month for food, bills and transport, before rent. For regulated bills, groceries and how they are changing, read the everyday costs guide rather than this page.
Why is Tel Aviv so expensive?
Demand is high and land is limited. Everyone wants to live near the beach and the high-tech jobs, there is almost no space to build more, and taxes on imported goods push up everyday prices. When interest rates are high, mortgages are expensive too, so fewer people can buy and more of them rent.
Frequently asked questions
Is Tel Aviv the most expensive city in the world?
No. It held a place near the top for a while, but in late 2025 it was slightly cheaper than Seattle and below cities like New York and Singapore on the comparisons we used.
Is Tel Aviv more expensive than Haifa?
Yes, by a wide margin. You can live the same way in Haifa for much less, mainly because rent and purchase prices are lower.
How much does a single person need per month in Tel Aviv?
Estimates from late 2025 put it at about ₪11,000 to ₪12,653 with rent, and about ₪4,400 without rent.
Where can I see current Tel Aviv apartment prices?
In the dated city table in our average rent and costs guide, which shows the latest figures in our registry with their source and date. The figures quoted in this text are from 2025.
Is now a good time to buy in Tel Aviv?
That depends on your finances, not on one headline. Prices were softening in 2025, so check the current table and talk to a broker before you decide.
